Rub spot on both the latch and the jamb.

How important are the inspections of your doors?

There are a few reason why I believe one should pay close attention to the doors.

Doors that rub on the carpet and that do not have enough clearance will impede the logical airflow for HVAC. If you have carpet rub, your carpet will wear faster on the rub spot as well.

Sticky doors are just as important or even more so! Think about a door you close and cannot open, this may not be a problem in general especially in a closet door or guest room, though it is a bit inconvenient for your guest if they are sleeping in there and you have to come rescue them. In addition, this could mean a safety hazard as well as it prevents proper egress from the room.

Do not let yourself be fooled by thinking a new home is better! I have moved into a brand new home before and the windows did not open, the door had been kicked in and the jamb had been fixed with finishing trim that one would use on a kitchen as scribe moulding (which, believe me, does not hold a toddler hanging on the door, ask me how I know!).

Sticky doors or misaligned doors can be the result of settling of a home, which means closer attention must be paid if misalignment and sticking occurs predominantly in one section of the home. A home should not pass inspection unless all doors and windows open with ease without having to put effort into opening them,

Check your door jambs for rubbing spots, check your deadbolt locks and interior locks, check for light penetration on exterior doors, check the insulating seals, and on interior doors check to make sure the doors do not rub on the carpet and that they open, close, and latch with ease.

With the market being the way it is people tend to stay in their homes. While searching for homes, it became apparent that there are a lot of homes out there that on the surface show really well in pictures and to a person who does not have as much of an eye for attention to detail, it may result in you missing important details or even in our case when you move out of state and are limited for time to look at houses. Be leery of flippers that have been on the market for a while and do some investigating as to why they have been on the market. A good realtor will do this research for you!
